There is a site fee that applies if having an event like a wedding at one of our homes. The amount of the site fee depends on the amount of people attending the event.  The site fee can be reduced $250 for each additional home rented from a select group of our homes. When there are chef services included in the rental rate, they do not apply to an event like a wedding, the service can be provided for the event also for an additional fee. The site fee does include additional staff to assist with moving furniture and a maid for 4 hours during the event to help keep the bathrooms and general area picked up. The site fee does not cover the cost of any equipment rentals such as chairs or tables nor does it include coordination services. The site fee will be paid with the final rental payment 30 days prior to arrival. If additional guests sign on to attend the event after the final payment has been paid the additional fees will be paid upon arrival.

• Chef services cost $150 a day for one meal or $190 a day for 2 meals. These rates are for up to 10 people, each additional person costs $15 a day. It is your choice of which 2 meals each day and your choice of menu. The cost of food is additional, the chef will do all of the shopping for you and bring you the receipts daily for a cash reimbursement.

• Occupancy is based on 2 people per room until all bedrooms are rented
• Bedrooms not rented will not be offered to anyone else, the property is always private for just your group, never shared with strangers.
• It is your choice of which bedrooms you use if not renting all 6 bedrooms

• To reserve this home we will send you a Reservation Email. This will hold the dates for 3 days for us to receive your reply email agreeing to the terms. Once we have the reply email we will give you another 7 days for us to receive the first 50% deposit. The remaining 50% payment is due 30 days prior to your arrival
• For last minute rentals we hold for 2 days for agreemnet to terms and 3 days for full payment
• There is a damage protection fee of $100 due with the final payment.
• For payments we can accept VISA/MasterCard or wire transfers.
• For any charges made to a VISA/MasterCard there will also be a 6% surcharge.
• For any wire transfer that we receive there is a $40 flat fee.

• If you have to cancel we can refund your deposit minus a $300 processing fee so long as we are able to re-rent the dates for the same amount of the original reservation. The longer we have to do this the greater chance you have of getting a refund.
• You can also choose to have us hold your deposit towards future dates within 18 months of the dates on the original reservation. This will not incur the processing fee like the refund policy but we must be notified at least 4 months prior to the reservation dates to be able to give you credit.
• If you cancel within 4 months of the reservation dates a possible refund or credit to the future are only possible if the reserved dates are re-renting for the same amount as your original reservation.
